22 Bishopsgate is a commercial skyscraper under construction in London, United Kingdom. It occupies a prominent site in Bishopsgate, in the City of London financial district, and stands 278 m (912 ft) tall with 62 storeys.

Its 20 - 27,000 sq. ft floor plates enable a variety of working styles and office layouts that can adapt as tenants evolve. The 3m high floor-to-ceiling windows with low-iron glass let in 60% more daylight, while 22 Bishopsgate’s façade geometry maximises views across London. 22 Bishopsgate’s community will have access to over 200,000 sq. ft of inspiring spaces, service and experiences.

Twentytwo is designed to increase wellness, engagement and productivity, ultimately making a significant and positive impact on the businesses and people that will form its community. It is also the first UK core and shell building to apply for the International WELL Building Institute™ (IWBI™) WELL Building Standard™ (WELL).

The project include installation and commissioning the mechanical and public health services throughout the basement, roof, risers and three interstitial plant levels at 7, 25 and 41.

The mechanical services include both “express”, tenants and landlord LTHW, CHW and condenser water systems. 16MW of cooling are provided by four 4MW water cooled centrifugal chillers located in the basement, with cooling provided by five cooling towers located at level 58.

Ashford provided management services of shell & core mechanical systems on the project, Inclusive of Water Treatment, commissioning validation & witnessing.
