Faber Maunsell commissioned Ashford Environmental Services Limited to carry out a full mechanical & electrical validation survey of 169 Union Street, a 3000 square metre five storey building in London.

169 Union Street Faber Maunsell commissioned Ashford Environmental Services Limited to carry out a full mechanical & electrical validation survey of 169 Union Street, a 3000 square metre five storey building in London.

The purpose of the survey was to assist Faber Maunsell in the design assessment of the building for energy conservation and full BREEM building status in readiness for the final occupation by the London Fire and Emergency Planning Authority.

Validation works undertaken:-

• Water quality analysis of incoming mains water, LTHW, chilled water and domestic services.
• Service reports on chillers, boilers, pumps & down flow units to ascertain life expectancy
• A service report for voice and fire alarm systems
• A BMS service and defects report of all hardware & software throughout the project
• Air & water validation survey of main plant and all other sub system circuits consisting of supply and extract systems, CAM unit system, radiator system, kitchen and cafeteria systems, inergen system & FCU circuits.
• Rising busbar and incoming mains electrical testing.
• Domestic water bylaw regulations validation.
• Acoustic testing
• Environmental temperature and humidity testing
• 100% outlet terminal IEE regulation testing.
• Cam unit and fan tile testing.
• Sump & waste pump evaluation and testing
• Pump and pipe sizing review.

Remedial works consisted of the following:

• Rising busbar and incoming mains defects rectification.
• Downflow unit defects rectification.
• Chiller and expansion vessels defects rectification.

Our validation survey formed the basis of the design for the specific client fit-out requirement.
