With the advent of a number of high profile litigation cases in recent years, the importance of flushing and water treatment has never been higher. The industry recognised this with the introduction of a new BSRIA Application Guide AG 1/2001 in January of 2001, and its second addition in late 2004. The document has been widely adopted as the “benchmark” by many consultants, contractors and specialists within the industry. Traditionally, Ashford Environmental Services Limited had always been willing to undertake the combined role, sub-contracting the water treatment to a recognised specialist and managing the risk. Our first major project was the new 420 bedroom London Heathrow Marriott Hotel carried out in 1998 for Haden Young Limited. This project proved that Ashford Environmental Services Limited as the commissioning specialist were not only capable of ensuring the process was carried out correctly, (not least since we had to balance the water systems afterwards), but the whole process could be less problematical for the client. All the usual wrangling over delays, venting, systems not being ready etc. which potentially cost money and cause bad feeling were kept in house. With more and more of our clients combining the roles of the commissioning and water treatment specialists, we set up our own in house water treatment division in 2002. This has enabled us to offer a more competitive and reliable service to our clients than we were previously able to do by sub-contracting out. The Water Treatment Division now boasts staffing in excess of 25, with 12 vehicles and now covers all aspects of water treatment including surveys, refurbishment, maintenance, cooling towers, industrial cleaning and de-scaling etc. Please refer to “The Services Provided”. In tandem with good housekeeping, many mechanical contractors are now inhibiting pressure test water as further protection against the spectre of Pseudomonas and other bio-film producing bacteria. At Ashford Environmental Services Limited we have developed a temporary rig which not only makes the whole process automatic but also accurately confirms the system water content enabling consultants to be satisfied and chemical quantities to be accurately dosed. We also have “water powered” rigs which are ideal for fit outs where we can move from floor to floor without worrying about power. Temporary circulating pumps together with a variable circulating regime can also be provided to give additional protection to sections of large systems that may sit stagnant for months between pressure testing and flushing/chemical cleaning. The addition of a Biocide Wash to the cleaning operation gives further confidence that at hand over, systems will be clear of biological contamination.
